Electrical fit-outs
From bare unit to opening day.
Panels, circuits, kitchen equipment, lighting and signs for new restaurants and stores, built to your drawings and inspected on schedule.
What does an electrical fit-out include?
An electrical fit-out takes an empty commercial unit to opening day: checking the unit's existing service, adding panels and circuits, wiring kitchen and store equipment, installing lighting and signs, and passing the ESA inspection. For restaurants it also covers hood fans and lights, walk-in coolers and dishwashers.
Before you sign the lease
Check the power first.
The most expensive surprise in a restaurant fit-out is a unit without enough power for the kitchen. We check before you sign, so it's in the lease negotiation, not the change orders.
What we check
- The size of the unit's electrical service
- Panel space for the circuits you'll need
- Your equipment list, electric or gas
- What the landlord supplies, and what's yours
- Whether an upgrade is needed, and roughly what it costs

Questions
Fit-out questions.
Can you check whether a unit has enough power before we sign the lease?
Yes. We look at the unit's service and panel against your equipment list and tell you whether it's enough, or what an upgrade would involve.
Do you work with our general contractor?
Yes. We work as the electrical trade on your GC's schedule, or directly for you if you're managing the build yourself.
Who files the ESA permit?
We do. Every fit-out we wire is filed with the Electrical Safety Authority and inspected before you open.
How long does an electrical fit-out take?
It depends on the size of the unit and the schedule of the other trades. Rough-in for a small restaurant or store often takes a week or two, with fixtures and equipment going in near the end of the build.
