Lighting for condos and rentals
Lower common-area hydro. Fewer lighting complaints.
Corridors, stairwells, P-levels, walkways and grounds. LED retrofits, emergency lights and exit signs, and the walkway light the night concierge keeps reporting.
Can an LED retrofit lower a condo's common-area hydro bill?
Yes. Corridor, stairwell and garage lights often run 24 hours a day, so replacing older fluorescent and metal halide fixtures with LED usually brings a noticeable drop in common-area electricity use, and far fewer burnt-out lamps to replace. We count the fixtures and give you the numbers before the board commits.
What we light
Every light residents walk past.
Inside
Corridors and stairwells
LED fixtures that run all day for a fraction of the hydro, with occupancy sensors in stairwells where the code allows.
Garage
P-levels and ramps
Brighter, even light so residents feel safe walking to their cars, and fewer dark corners for the cameras.
Life safety
Emergency lights and exit signs
Battery units and exit signs replaced or repaired, and deficiencies from your fire safety inspection closed out.
Outside
Walkways, bollards and post lights
Paths, gardens and townhouse walkways, with the underground wiring repaired when a fixture goes dark.
Entrances
Lobbies, amenity rooms and canopies
The first thing visitors and buyers see, lit to match the building's finishes.
Controls
Photocells, timers and sensors
Exterior lights that come on at dusk and go off at dawn, instead of burning all day.
Outside the building
Walkways, grounds and parking.
A dark walkway is a slip-and-fall claim waiting to happen. We repair bollards, post-top lights and pole lights, trace the underground faults that take out a whole row, and convert old fixtures to LED.
Outside, we look after
- Bollard and post-top lights along walkways and gardens
- Pole lights over visitor and surface parking
- Underground wiring faults found and repaired
- Photocells and astronomical timers that follow sunrise and sunset
How it works
From lighting audit to new fixtures.
Lighting audit
We count the fixtures in each area, note how long they run and check light levels.
Options and payback
LED options with the hydro savings and payback for each, and any incentives that are open.
Board approval
An itemized quote ready for the board package.
Installation
Floor by floor or level by level, with notices for residents where we need access.
Handover
A record of what changed, spare parts where it makes sense, and warranty details.
Questions
Lighting questions.
Are there incentives for LED retrofits in condo buildings?
Sometimes. Ontario's Save on Energy programs have offered incentives for lighting upgrades in commercial and multi-residential buildings. Programs and amounts change, so we check what is open before you approve the work.
Can you fix emergency lighting deficiencies from our fire inspection?
Yes. Send us the inspection report and we'll replace failed battery units, exit signs and lamps, and give you the paperwork to close out the deficiencies.
Will residents lose access to the garage during lighting work?
No. We work one section or level at a time and tell you in advance which spots need to be clear, so residents can always get to their cars.
Why do our outside lights stay on during the day?
Usually a failed photocell, timer or contactor. We find the fault and fix it, and can switch you to an astronomical timer that follows sunrise and sunset through the year.
