Suite submetering

Every suite pays for its own hydro.

We install, replace and maintain suite meters, EV charger meters and common-area meters, working alongside the submetering provider you choose.

What is suite submetering?

Suite submetering puts a meter on each suite's electrical supply, so each resident is billed for the electricity they use instead of the cost being shared in the common expenses or the rent. A licensed submetering provider bills the suites, and an electrical contractor installs and maintains the meters and wiring.

What we do

The electrical side of your metering.

New suite meters

Meters and wiring for every suite, installed in the electrical rooms with as little suite access as possible.

EV charger metering

Meters on chargers or charger circuits, so owners pay for their own charging.

Meter swaps and repairs

Failed or outdated meters replaced, and communication problems fixed so bills stay accurate.

Commercial units at grade

Separate metering for the coffee shop, dry cleaner or office on the ground floor.

Common-area metering

Meters on garages, amenities or equipment so you can see where the building's hydro goes.

Electrical room work

Panel changes, CT cabinets and the wiring the provider's equipment needs.

How it works

From survey to the first accurate bill.

  1. Survey

We check the electrical rooms, panels and meter space with your provider.

  2. Plan and quote

Meter locations, wiring and any panel changes, priced line by line.

  3. Installation

Mostly in the electrical rooms. Where we need suite access, we give you 24-hour entry notices to post.

  4. Verification

Each meter is checked against its suite before the provider starts billing.

Questions

Submetering questions.

Does Kaion bill the residents?

No. A licensed submetering provider handles billing. We install, wire and maintain the meters and work with the provider you choose.

Do you need to enter every suite?

Usually not, because most suite meters go in the electrical rooms. Where we do need suite access, we give you 24-hour entry notices to post.

Can EV chargers be submetered?

Yes. A meter on each charger or charger circuit lets the corporation bill each owner for their own charging. Networked chargers can also bill drivers directly.

Can an existing rental building switch to submetering?

Yes, but rules under the Residential Tenancies Act apply to existing tenants, so many landlords start with new tenancies. Your submetering provider or lawyer can confirm the details for your building.
