All services

Electrical repair, maintenance and installation services.

Nine services for the rest of your electrical and building systems: repairs, panels, wiring, lighting, submetering, consulting, HVAC, motors and security cameras. EV chargers, service upgrades and pumps have their own pages.

01

Electrical repair

Day-to-day repairs and the maintenance that prevents them, for suites, common areas, electrical rooms and service departments.

Electrical repair and maintenance

When something electrical stops working in your building or dealership, we find the cause and fix it properly. Scheduled maintenance keeps it from happening again.

What we do

  • Troubleshoot dead circuits, tripping breakers and flickering power
  • Repair outlets, switches, disconnects and equipment connections
  • Inspect and test electrical rooms and equipment on a schedule
  • Fix items listed in ESA, insurance or inspection reports
  • Send a short report with photos after each maintenance visit

Common calls

  • A breaker that keeps tripping
  • Lights or outlets out in a common area or suite
  • A burning smell or warm cover plates
  • An insurance or inspection report with electrical items

Electrical panel repair

We repair and replace electrical panels and breakers in suites, electrical rooms and commercial spaces, including older panels that insurers flag.

What we do

  • Replace failed breakers and repair panels
  • Repair damaged or overheated bus bars and connections
  • Replace or upgrade panels, including older models insurers ask about
  • Update panel directories so every circuit is labelled correctly
  • Add circuits for new equipment, chargers or tenants

Signs it's time

  • Breakers that trip, won't reset or feel hot
  • Scorch marks, buzzing or a burning smell at the panel
  • No space left for new circuits
  • An insurer or inspector has flagged the panel

Electrical wire repair and maintenance

We trace, repair and replace damaged wiring, from a single failed circuit to corroded conduit in a parking garage.

What we do

  • Trace and repair failed or damaged circuits
  • Replace overheated, brittle or undersized wiring
  • Repair conduit and wiring in parking garages and outdoor areas
  • Make wiring safe after water damage, renovations or accidents
  • Rewire suites, common areas and service bays

Signs it's time

  • Circuits that work some days and not others
  • Rusted or broken conduit, often from road salt in garages
  • Wiring exposed after a leak or renovation
  • Older wiring that an insurer has asked about
02

Lighting

Lighting has always been one of Kaion's specialties: brighter, safer spaces that cost less to run.

Lighting installation, repair and maintenance

We design, install, retrofit and maintain lighting for lobbies, corridors, stairwells, parking garages, building exteriors, showrooms and dealership lots.

What we do

  • LED retrofits for corridors, lobbies, stairwells and parking garages
  • Exterior, pole and lot lighting for buildings and dealerships
  • Showroom and display lighting
  • Controls: occupancy sensors, daylight sensors, timers and schedules
  • Emergency lighting and exit sign repairs
  • Group relamping and ongoing lighting maintenance

Why it pays off

  • Lower energy and maintenance costs with LED
  • Brighter, safer garages, walkways and lots
  • Fewer complaints about dark corridors and parking areas
  • Lighting upgrades can qualify for energy-saving incentives; we check for your building
03

Metering and planning

Know what your building uses, what it can handle, and what to fix first.

Electrical submetering planning, installation and maintenance

Submeters measure the electricity each suite, tenant or EV charger uses, so it can be billed or tracked fairly. We plan, install and maintain the electrical side of submetering systems.

What we do

  • Plan meter locations, wiring and communications for the building
  • Install suite and tenant submeters in new and existing buildings
  • Meter EV chargers, common areas and major equipment
  • Replace, repair and troubleshoot meters
  • Work alongside your licensed submetering provider or billing company

Good fit for

  • Condos and rental buildings that bill suites individually
  • Commercial buildings with several tenants
  • Tracking how much power EV chargers and major equipment use
  • Finding where a building's energy is going

Electrical consultation, planning and inspection

Before you spend money on a project, we look at what your building has, what it needs, and the most cost-effective way to get there.

What we do

  • Electrical condition assessments and inspections
  • Load studies and capacity planning for EV chargers, heat pumps and new equipment
  • Plans and budgets for capital projects and reserve fund items
  • Reviews of drawings, quotes and code requirements
  • Help clearing ESA, insurance and inspection deficiencies

Useful when

  • Your board is setting next year's capital budget
  • You're buying, leasing or taking over a property
  • You're comparing bids and want a second opinion
  • You're planning EV charging or electrification
04

Building systems

The heating, cooling and ventilation equipment in your building, and the motors that drive it.

HVAC repair and maintenance

We repair and maintain the heating, cooling and ventilation equipment that keeps buildings and showrooms comfortable, including the controls and motors that run it.

What we do

  • Rooftop units, make-up air units and unit heaters
  • Parking garage exhaust fans and ventilation controls
  • Thermostats, controls, contactors and wiring
  • Seasonal maintenance before heating and cooling seasons
  • Replacing failed fans, motors and electrical parts

Signs it's time

  • No heat or cooling in part of the building
  • Garage fans that run all the time, or not at all
  • Equipment that trips its breaker or keeps cycling on and off
  • Energy bills going up with no change in use

Motor repair and maintenance

Motors drive the pumps, fans and equipment in your building. We test, repair and replace them, along with the starters and drives that control them.

What we do

  • Test and troubleshoot motors, starters and contactors
  • Replace bearings, or arrange a rebuild through a motor shop
  • Install, repair and program variable frequency drives (VFDs), which let a motor run only as fast as it needs to
  • Replace older motors with high-efficiency models
  • Preventive maintenance: insulation tests, current readings and alignment checks

Signs it's time

  • Noise, vibration or a motor that runs hot
  • Motors that trip on overload
  • A burning smell from a motor or starter
  • Old equipment using more power than it should
05

Security

Cameras that cover the places residents, tenants and inventory need watching.

Security camera installation and replacement

We install and replace security camera systems for lobbies, parking garages, building perimeters, showrooms and dealership lots, including the wiring, power and recorders.

What we do

  • New IP camera systems and network video recorders (NVRs)
  • Replace old analog or failed cameras
  • Cabling, network power (PoE) and mounting in hard-to-reach spots
  • Lot and perimeter coverage, including pole-mounted cameras
  • Remote viewing for managers and security staff

Where we install them

  • Lobbies, mail rooms and elevators
  • Parking garages, ramps and entrances
  • Dealership lots and service drive lanes
  • Loading docks and building perimeters

Questions

Before you call.

Do you offer maintenance contracts for buildings?

Yes. We set up scheduled maintenance for electrical rooms, lighting, pumps, motors, HVAC equipment and EV chargers, with a short written report after each visit and a quote for anything that needs repair.

Can you work outside business hours?

Yes. When a job would disrupt residents, tenants or customers, we plan it for early mornings, evenings or weekends where possible, and give you notice wording to share.

Do you file ESA permits?

Yes. In Ontario, most electrical work must be reported to the Electrical Safety Authority (ESA). We file the notification for work that needs one, book the inspection, and give you the paperwork when it passes.

Can one contractor handle several of these services?

Yes. Many jobs overlap, like lighting and cameras in a parking garage, or a panel upgrade before new chargers. One contractor means one schedule, one quote and one point of contact.
