Maintenance and work orders
Work orders closed, with photos to prove it.
Panels, wiring, garage exhaust fans, make-up air units, motors, cameras and ESA deficiencies. A photo report after every visit and your PO number on every invoice.
What electrical maintenance does a condo building need?
Most buildings need regular checks of the main electrical room, panels and breakers, emergency lighting, pump and fan motors, garage exhaust and CO detection, and exterior lighting, plus repairs as work orders come in. A thermal scan of the main switchgear finds loose or overheating connections before they fail.
What we look after
The work orders on your desk.
Electrical rooms and panels
Thermal scans, breaker replacements, panel directories brought up to date, and ESA deficiencies closed out.
Motors, fans and pumps
Garage exhaust fans, make-up air units and pump motors, plus the starters and drives that run them.
Garage CO and exhaust
Fans that run when the CO sensors say they should, and not around the clock.
Security cameras
New cameras, failed cameras replaced, and recorders your team can actually use.
Suite turnovers
Outlets, breakers and fixtures fixed between tenants, so suites are ready to lease.
Lighting
Corridor, stairwell, garage and exterior lights. See lighting.
How a visit works
From work order to invoice.
Work order in
Email, phone or your portal. Include your PO or work order number.
Booked with your super
We confirm access, keys and timing with your superintendent.
On site
We find the cause, fix it, or price the repair if it needs approval.
Photo report
What we found, what we fixed and what's coming due.
Invoice
Your PO number on it, matching the quote.
Preventive maintenance
Fewer emergency calls.
A maintenance plan puts your building's electrical equipment on a schedule, so problems show up in a report instead of a resident's phone call.
We set the visit schedule with you and send a photo report after each one, with anything coming due priced for the board.
A typical plan covers
- Thermal scan of the main switchgear and panels
- Pump and fan motors, starters and alarms
- Emergency lights and exit signs
- Garage exhaust and CO controls
- Exterior lighting, photocells and timers

Do you offer preventive maintenance plans for condo buildings?
Yes. We set a visit schedule for your electrical rooms, motors, lighting and pumps, and send a photo report after each visit with anything coming due priced for the board.

Can you work with our superintendent?

Can you put our PO or work order number on the invoice?
Yes. Give us your PO or work order number and it goes on the quote and the invoice.
